Understanding the Homeowner Assistance Fund (HAF)
  • Homeowners should review the types of assistance being offered and the eligibility requirements noted in the FAQ. Not all homeowners will qualify.
  • HAF assistance is provided to eligible homeowners to help mitigate financial hardships caused by the pandemic. Principal curtailment can be considered for homeowners who had a permanent loss of income or incurred an increase in their total loan balance due to mortgage delinquency. Reinstatement can be considered for a delinquent mortgage (3 or more months due). Housing Expense assistance can be considered for certain delinquent mortgage-related bills.
  • Homeowners must confirm they will be able to make their payments if assistance is provided. Homeowners who need a lower payment or do not have the income to support the payment should discuss their options with a HUD Counselor. Assistance from HAF can be considered in conjunction with loss mitigation; however, if HAF assistance is received prior to loss mitigation, options may be limited or no longer available.

Mortgage Lenders, Servicers, and Sub-servicers

The Lender, Servicer, or Sub-servicer (“Lender”) must enter into an agreement with GMA to participate in the program and accept payments on behalf of the borrower. Private lenders not licensed under NMLS are unable to participate in GMA mortgage programs at this time.

All loans must have met conforming limits at the time of origination. Examples of conforming loans are Freddie Mac, Fannie Mae, FHA, USDA, and VA loans.

GMA Partnered HUD Housing Counselors

GMA/DCA has partnered with HUD Counseling Agencies to assist with HAF program applications. At no cost to you, a Counselor can help you with an online application, review your situation for HAF eligibility or a loss mitigation option from your lender, or review if a combination of both could be considered to offer the best outcome.

Counseling is strongly encouraged for homeowners who:

  • Need a lower mortgage payment OR who may not be able to make payments going forward if HAF assistance is provided.
  • May not be eligible for HAF assistance or need a type of assistance not available through the HAF program.
